Every plan gives you the same service, the same team and the same reporting. The only thing that changes is how long you commit. Setting a property up costs us the same on every plan, so a longer term earns a lower fee.
Every rate on this page is a percentage of net booking revenue after platform fees. Most companies quote a percentage of gross, which includes the commission Airbnb and Booking.com take before anything reaches you. On our channel mix platform fees average 15%, so our three rates work out at roughly 18.7%, 16.2% and 14% of gross. We quote the number that matches your statement.

Other costs to allow for
One-time setup: a £500 onboarding fee covering setup and professional photography, disclosed before you sign.
Running costs: utilities, linen, owner-side cleaning, maintenance and compliance, recharged at cost with no margin added. That is written into our contract, and every cost is shown in your monthly reporting.
Paid by the guest: guest cleaning fees are charged to the guest through the booking platform, not to you.
Minimum monthly charge: £150 a month on every plan, covering our fixed costs when a property earns little or nothing. In practice it only applies if your property is off-market or barely booked. Confirmed in writing before you sign.

Why does the rate change with the term?
Setting a property up costs us the same whether you stay three months or three years. A longer commitment lets us spread that cost, so we pass the saving on as a lower rate. The service, the team and the reporting are identical on all three plans.
